Lock changes for landlords, agents and residential lets

Once a property is lawfully available for the work, we can discuss which locks need changing and who will receive the new keys. A standard ERA euro-cylinder change is usually £80–£110, including supplied keys and fitting on a working uPVC door that opens normally and needs no adjustment.

Changing locks to keep a tenant out can amount to illegal eviction. Don’t use a locksmith visit to bypass the lawful possession process. If access or possession is disputed, get appropriate advice before instructing work. The government’s guidance on harassment and illegal eviction explains the issue for England.

For an ordinary repair during a tenancy, arrange lawful access with the occupier and the person responsible for the work. This page doesn’t attempt to decide an individual tenancy dispute.

A door that’s hard to lock may need alignment, a handle repair or a gearbox. Tell me what the occupier has noticed and whether the property can be secured. If the door is initially stuck shut and needs a gearbox or full mechanism replacement, opening it is included in that replacement job.

The address or postcode, the fault, the person arranging access and the work you want assessed are useful starting points. Don’t send tenant documents or access codes through a general website form.
